Mexico real estate benefits from recovery of tourist numbers

A significant section of Mexico’s economy is tourism. For this reason the drop and recovery of the tourism industry Mexico has gone through since June is of considerable importance to those interested in Mexico real estate.  This summer vacation, Mexico’s favourite beachfront vacation spots have recovered significantly from the impact of the swine flu travel advisory which virtually halted Mexico’s tourism industry in June.  During the month of July, the Secretariat of Tourism reported that average numbers from throughout Mexico show hotel occupancy at about 70%.  While these numbers reached up to 80% or more during this period last year, the numbers still show a significant recovery.

Certain destinations are recovering faster than others.  For example, Cancun’s hotel occupancy rate reached 56% during the week of July 6 to 12, and 64% from the week of the 13th to the 19th.   The week of July 7th to July 13th in 2008 reached 82% occupancy – 26% higher – and 86% between July 14th and 20th.  Cozumel and the Riviera Maya are in a similar situation, reaching about 60% in the first two weeks of July, 2009, compared to the 70% (Cozumel) and 80% (Rivera Maya) of 2008.

While the comparison to last year is concerning, one might also note that this year Cancun saw an 8% increase from one week to another, while last year Cancun saw only a 2% increase.  This means that while the numbers are still low, they are rising at a faster rate, again indicating that the situation is on its way to recovery.

An exception to the trend is Cabo San Lucas.  While this destination reached only 62% hotel occupancy during the 2008 summer vacations, so far in 2009 it has already achieved 73% – a 11% increase over the previous summer!

Mexico’s federal Secretary of Tourism, Rodolfo Elizondo Torres, mentioned that although tourism from the U.S. has not reached, and will not reach, full numbers during the summer vacations, the numbers are expected to be back to normal during the winter tourist season, by December.

Part of the recovery which has occurred is a result of the programs which the government set up to promote tourism within Mexico.   In cooperation with the private tourist sector, the program offered considerable discounts in tourism services and hotel prices.  While some of these promotions were available until the end of July, many had a reservation deadline for late June.

According to a report from the Bank of Mexico, part of the result of the end of the promotions was an increase in prices, mostly for tourists coming from within Mexico.  Tourist packages and hotel charges were raised about 3% between the last half of June and the first half of July, and air fees are up 6.25%, as outlined in the Bank’s report.  Mexican air lines offer tickets from Mexico City to places such as Acapulco, Puerto Vallarta or Zihuatanejo for about 1,400 pesos.

While the price is notably higher than the discounts in June, compared to last year the prices have gone up only about 2.4%.  Compared to 2008, hotels have a slightly larger increase in prices of about 5%.  The good news for those still planning their vacations is that tour packages, even after the end of the special deals, have dropped about 6% from last year’s prices.  Also, most other services in Mexico, including clinical analyses, laundry service and cafés, have increased less than 1% – a difference which will hardly be noticed.

It is worth observing that despite this fact that many discounts ended and prices have gone back up since the end of June, tourist numbers continued to increase through the month of July, indicating again that the industry is on its way to recovery.  Most Mexico real estate destinations are also key tourist destinations, and are largely economically dependent on tourism; for this reason the slow but steady recovery of this industry is good news for owners and potential buyers, guaranteeing a continued maintenance and improvement of services and infrastructure.

Also, as we saw in the price increases resulting from the end of the promotions, on the whole prices have not risen notably from last year, especially day to day items and services which are most important for Mexico real estate owners.  Finally, it is worth keeping in mind that the Mexican government and private tourist industry’s main effort to promote tourism abroad is focusing on the winter season, and the results are still to be seen.

As tourism recovers, and real estate watchers keep an eye on the international recession and its effect on the Mexico real estate market, it seems like recovery is definitely on its way, albeit slowly.  The current situation offers unique opportunities and interesting solutions for buyers; it also requires extra care in the process of buying.  While there is no need to hesitate to buy – on the contrary, it could be a good time to take advantage of great deals – it is necessary to find an experienced, reliable broker who will help you find the information you need and the property that is right for you.

Mexico Now Ranks Seventh in International Tourist Arrivals

Mexico’s ranking among the world’s countries in international tourism arrivals increased from eight to seven last month according to World Tourism Organization figures, Tourism Secretary Rodolfo Elizondo recently announced. Approximately 21.9 million international guests arrived to Mexico in 2005.
Tourism providers are rushing to meet the increasing demand for service. For example, there are currently 23 new flights to Mexico from the United States, and Canadians can count on an additional three flights to Mexico.
“More and more leisure and business travelers are discovering the many benefits of a Mexican vacation. Our country not only offers visitors beautiful beaches, an almost endless array of cultural destinations and many exciting adventure tourism options, but Mexico does it all while providing tourists with great value and gracious service,” said Elizondo.
Sectur reports that Mexico’s tourism industry was responsible for generating 1.9 million direct jobs in 2005, up 3 percent over 2004 numbers. With the tourism sector so favorably impacting the country and its people, Mexico invests considerable time and effort in developing it.
The Mexican government has a comprehensive, long-term tourism plan in place to guide its efforts through 2025. The plan’s goal is to consistently increase both the number of international visitors and the amount of tourism revenue.

Teaching English In Mexico: A Decent Living?

What’s more disappointing than a person who makes a promise he can’t keep? A person who makes a promise that is a lie. Many promises to make a “decent living” teaching English in Mexico are just that—a lie.
If you do a phrase search on Google, “teach English in Mexico,” you will get almost 900,000 hits. Some of these sites are filled with tantalizingly appealing phrases like,
“For only a few dollars a week you can have_____in Mexico”.
“First-class bus travel to such and such a place is only____”.
All are allurements trying to sell their how-to book, tapes, seminars, or placement service for teaching English abroad. They give the impression that you will be able to make enough money to live a life of luxury and ease with all that money you will make teaching English in Mexico.
We’ve met many young women who come to Guanajuato with the hope and dream of getting a teaching job making a bundle. The word “shock” is putting it mildly when they find out what their salaries will be in some of these private schools. A good pay scale would be less than $3.00 an hour. I know of some schools that pay even less than that amount.
Can you imagine how many hours you would have to work to make ends meet? Minimum wage is about $400.00 USD a month. Granted, many Mexicans live on that. But could you—an American? Could you downscale to living on so little?
Four types who come to Mexico to teach English are:
1) Someone who wants a new adventure—something different.
2) Someone who wants to build a resume, no matter the salary.
3) Someone who wants to earn a little traveling money.
4) Someone who thinks they can earn a decent living. Groups 1 through 3 don’t care what the dollar sign is in their salary. They have other sources of income like savings or parents who help support them while they are in Mexico. These are the most transient. Here today, promising their employers a year contract, and gone tomorrow. Some employers will not hire these “floaters.” Schools would love to hire those with ties to the community but they are rare.
Group 4, people who think they can make a living, do not accept the reality that you can rarely make a living at teaching English in Mexico. They are like those who go to Hollywood with the delusion of becoming an actor, “Oh, it’s a long shot, but maybe I can do it.”
In an informal e-mail survey I took of Mexican schools that offer ESL classes, the overwhelming majority agreed that it is rare for anyone to make a living at teaching English in Mexico. One called it “an unrealistic expectation” to believe otherwise.
“…the pay is very low and it is difficult to imagine how one could live on it.”
Another source told me that unless the teacher had signed a contract with a large established organization before departure to the country, it was unlikely that a good salary would be waiting for them. Countries like Japan or China offer a competitive salary with benefits.
Mexico does not.
Most of the available jobs are with small private schools that pay little.
Some told me that those who do not fulfill their teaching commitments no longer surprise them. They’ve grown accustomed to this unethical practice by North Americans.
Some have come to Mexico and made a living teaching ESL. But, that is all they can do—work until they drop. They usually have to sign on to teach with at least three schools to get enough hours to earn enough to pay for cost-of-living expenses. There is little time to anything else.
A life of luxury, excitement, and adventure? Hardly. But they keep coming, filled with the delusion that perhaps they can make it work.
Sad.

Hot Argument Over 2010 LPGA Tour Schedule

Twenty-four events are on next year’s incredibly shrinking LPGA schedule and 11 of them will be played on foreign soil, including the season opener in Thailand.

There also are tournaments in Singapore, France, Japan, England, Canada and Mexico.

One bonus: The U.S. Women’s Open stays here.

Founded in 1950, the LPGA is the longest continuous-running professional women’s sports organization in American history, but its future — obituary? — will be written in foreign dialect. Why? Because if selling women’s golf in the land of the free and home of the NFL seemed difficult before, the LPGA hasn’t seen nothing yet.

Let’s see now. The LPGA has no American stars (one win by Michelle Wie does not qualify), no network television and now almost half its schedule in other countries.

What can possibly hold it back?

What’s sad is how easy it is to argue the LPGA didn’t have much choice.

In 2008 the LPGA schedule had 34 tournaments. This year started with 31 events but ended with only 27 when four title sponsors bailed in mid-schedule.

From there it was only getting worse. The combination of a woeful economy and self-inflicted wounds left behind by former commissioner Carolyn Bivens had sent potential title sponsors running. As recently as last month players acknowledged rumors suggesting as few as 17 tournaments for 2010.

“That’s a part-time job,” said veteran Nancy Scranton.

The solution, however, is the epitome of one step forward and two steps back. It’s a short-term solution with long-term peril.

If the LPGA can’t attract sponsorships and a following in the U.S., then acting commissioner Marty Evans’ thinking was to go where it can. The LPGA’s roster includes more than 130 foreign players. Sixteen of the top 20 ranked players in the current women’s world rankings are non-Americans.

“I’m all in favor of a more global expansion of the tour because that’s where the demand is today,” Annika Sorenstam, the headliner of women’s golf until retiring before this season, said recently. “I’m all about trying to grow our tour and create awareness.

“Hey, let’s just grow globally. That way we are going to raise the profile of the players, the product and what we have to offer.”

Somewhere somebody will be watching.

They just won’t be on the LPGA’s home turf.

And that’s the rub.

If Tiger swears when he hits a ball into the forest, but no one is around to hear, did he make a noise? If the LPGA plays a tournament and America doesn’t know it, do its young girls grow up wanting to one day play the tour?

“As far as globally growing the game, it does,” University of Florida women’s golf coach Jan Dowling said of the new schedule. “But if we are also trying to grow women’s golf in the United States, the exposure is going to be less.

“As far as the economy goes, that’s something they had to do. So the women have to look at it as at least we have a place to play. But we want to grow it domestically more than anything.”

This would be a good time to point out that only four LPGA winners during this season that ends Sunday at the Tour Championship in Houston are Americans. Until Wie won last Sunday, foreign players had claimed 16 straight events.

If things start to go down from here for American women, it’s a good thing the tour will be in China because they’ll be popping out on the other side of the world.

And another thing. Even if you want to, following the LPGA next year isn’t going to be easy.

Between the season opener Feb. 18-21 in Thailand and the LPGA Tour Championship in November, there are 17 off-weeks.

The first tournament in the United States will not come until March 25-28 in Carlsbad, Calif., the third stop (and fourth week) of the season. A week later in nearby Rancho Mirage, is the Kraft Nabisco, the season’s first major.

Perfect. From there it’s a short drive to Mexico.

Of course there are many exotic destinations all over the world, but most of us only dare to dream about such places. Why not try to make this dream come true, choosing a more affordable destination, such as Mexico?
